An excellent question that I failed to address in this post. I do not know how she has my primary. Some very clever detective work of some sort. She is my only (of 28 doors) tenant that does not (and refuses) to pay on my PMS. Again, low-income bad neighborhood - mo problems.

I've posted about this tenant before. 

Bad neighborhood. Nice flipped house. 

She texted F-bombs at 3am on Easter morning. Yeah.... her. 

House is SPOTLESS and she pays rent on time but man she is a nightmare. 

Well, she's been mailing her rent checks to my primary and I just cash them and move right along. Problem is.. I'm moving, and her lease is up. 


She does not have a mailbox and insists I use her PO box but she won't give me the PO box address. 

DO I... Install a mailbox and send her notices... 

Post on her door... 

text her my new mailing address and forget about the whole thing....

Send her a non-renewal and deal with the next terrible tenant because it's such a bad area... 

Other suggestions?

@Andrea Garcia. Most of us don't recommend doing STR in a city. We are doing it in vacation areas. Mountains, lakes, beaches. Cities have rules and neighbors and permits and police.

Ask a CPA. But before you do that. Ask that CPA how many rental properties they own. 

BUT BEFORE THAT I WOULD.... 

Sell that thing and 1031 into a bunch of down payments on properties that actually make money.

@John Cornelius. I don’t think I’d be interested in a property that left any white spots on my calendar. All of my STRs have been same day turns since day one. In fact I had to think about what you were saying for a second? 🤪

I’d be happy to elaborate but I’m busy counting @Paul Sandhu’s money.
