Which market?

It’s possible to do your own numbers you just need to learn how.

@Luke Carl Thanks for reply. That is kind of what we saw, there is two folds of story:

1. Economics of sale. The number of bedrooms is matters for price and cost. But there is kind of limit here, 900k range house might have better benefit for cost (per room per year) side than the 600k range house? So I think it is determined by so many factors to choose the best sweet, since we only care about the bottom line, which is the net income.

2. Location and features. That is determined by DD process.

What I saw in the market, is that 400~500k house seems to be not so much benefit of cost, and GRM is not so great as well. But when you get into 600+k or even more, the GRM seems to be better and benefit of cost is much better?

Lots of abbreviation and speculation here. Numbers are yours to crunch.

If you can find a short term market better than mine in numbers and regulation -let me know so I can come buy everything on the market!

@Vincent Chen 900k in my market can do anywhere from 120k to just south of 200k per year depending on number of bedrooms and if it has a pool.

More details from yourporter below.

The problem with this is YP, along with every other PMS does not allow specific enough min-night stay customization.

Seems this industry is changing monthly at this point.

CPA does not need the be local. Look anywhere in the country. Try @Daniel Hyman. It won't let me tag him.

TLDR sorry BUT there’s a few words in the first half that bother me like a couple of maybes and a possibly. You don’t even know how much your day job generates?

Time to read some more books!

PS if a short term rental is a single family home it’s always eligible for a 30 year conventional so that’s not a bonus.

I’ve currently been gaining so much knowledge in wholesaling but have yet to implement what I’ve learned. I’m from Tennessee and I’d love to pick minds with someone from Tennessee that’s been successful at wholesaling around the area. I’m close to Memphis TN & Jackson TN and I will be wholesaling in that area. Even if you’re not in the TN area, I’d love to chat or get some useful information that would be useful for a Newbie.

Lots of good wholesalers in Memphis. Find them. Figure out what they’re doing. And make it better.

I really wish these softwares would get their act together

The good news is Beyond Pricing recently added Min Night Stay options so I guess we’re going back to them.
