We are out of conventional loans at 26 doors WOOOOO!!! 

It seems a lot easier to make numbers work at 30 year fixed than 20-year arm. Although I suppose at some point the strategy leans towards paying some of these things off is that the general idea? 

How did you manage the change from conventional to commercial loans?

@Nathan G. I’ve got at least one tenant that didn’t make it through these few months. Eviction happening now. I also had one tenant just disappear which made no sense because they would have saved some money had they contacted us to get their deposit back.

I had a few others that were getting comfortable with an extended grace period. I have informed them that we are now operating as normal and following the content of their lease.

Another vote for Tenant Cloud. Does everything I need. I even have my HVAC company hooked up on there so I can just send them a note and they get the job done.

 One of my markets is golf cart nation. We don’t have one but many of our neighbors do. They’re also renting 2.5 million dollar homes while mine is 850k. 

My limited experience is that my neighbors are renting these carts long term and the rental company has liability in place. 
Guests can also rent carts on their own.

All of us around here self manage. 

You would be competing with Evolve and Vacasa and Turnkey so study them. If you’re in a small area you can likely have some success! 

It’s important to realize you’re not reinventing the wheel. There are thousands and thousands of people who have done what you’re trying to do. 

Solicitation is against the rules here at BP so you won’t find the answer to your exact question, and most of these “vacation rental university” type places are a total joke anyway.

Here's what you need: 

A property management software 

A pricing software 

Great cleaning crews 

A smartphone. Airbnb App. Homeaway Owners App. 

OR a website if you're trying to DIY with SEO which I do not personally recommend but others do. 

A license (since you’re managing for other people. Check your local jurisdiction) 

That's about all it takes. 

Keep in mind any of your clients can and will realize they could be doing what you’re doing very easily and stop paying you. Look at the 10,000-foot view and remember that you’re here to make their lives easier, not to do something that they can’t do. Because they can.

I’ve been on every wholesalers list in chatt for years and have never found one deal that was worth a crap. 

Just look for a duplex in the MLS and one will come around. 1%ers are possible with some patience.
