All this talk about evictions being taken away by the city of Seattle and even my own LTRs in a very landlord friendly area has no court dates until who knows when....

It makes me love my vacation rentals a little bit more.

There’s no lease!

If a guest tries to over stay their welcome or is doing something stupid like blasting music from the hot tub at 3am.... you call the cops and have them removed. Simple as that.

In the past week my smoky mountain cabins have filled up so fast I’ve raised my rates 3 times.




***(note for noobs) if you let your guests stay longer than the legal limit without a lease they of course become tenants with rights (28-30 days). In my market the average stay is 3-4 nights.

I’m playing ball. People are begging to rent my Destin home. I’m doing what I think is right and telling them no. I do not think the order is right and I support the lawsuit.

 Keep in mind that if you get a federal-backed mortgage as a vacation home you cannot rent it out and use a property manager. There's some written guidance from Fannie Mae on this. You are allowed to rent it out as long as you reserve some time for you to have the property available for use, but you have to be the PM. 

JD is correct! 

 Vacation home loans (10%) no Pm. 
Of course she can do an investment loan (15%) with no issues.

If you don’t care about money call Evolve don’t use a local
