I do not allow after hours anything. I also do not allow phone calls or texts. Period.

Each listing has a communication section.

Mine says: 

“We are available via messenger 9am to 7pm ONLY” 

Never had one issue.

I posted to hire a new bookkeeper months ago. No action. Lately I’ve been getting a few hits a day on that old post. need to track it down and delete it I’ve already hired someone.

@Jasraj Singh I self manage 26 doors all of which are nowhere near where I “live” I’m not even sure where I live lol. Nothing to it. I also have a day job.

I signed on for an expensive year of buildium and so far I'm not impressed. Too confusing too many moving parts too many things they want me to do that I don't care about. They've taken over a month so far and I feel we really haven't gotten anywhere. 

Anyone using Tenant cloud? 

Here's what I need.....

1. A way for tenants to pay on line with a debit card or bank account FOR FREE. I don't care if credit card has a service fee. (does tenant cloud pro charge a fee for debit card? Their website doesn't say). My tenants will NOT like paying a 3% fee for debit. 

2. Need a way to pay cash somewhere

3. need a way to send and sign leases and keep track of the leases and the lease start/stop dates.

Quickbooks integration rules (tenant cloud wins there). 

I've got a full time book keeper and i feel like buildium is asking me to do too much work. 

Thoughts? Experience?

Lots of great info everyone! Ownerrez checks a HUGE box with QuickBooks integration my bookkeeper LOVES that. But.... it doesn’t auto review. 

After doing demos with many of these companies and a few free trials so far I have landed on YourPorter. It doesn’t everything I wished igms would and I was paying for the fancy version of igms. Although I have yet to try the app. 

So far I’ve concluded that there is no wrong answer when choosing a channel manager/PMS. They each have different features and capabilities. Choose which one works bet for you!

Seems you should know this info well before you start a management company. Who would hire someone they doesn’t know the answers the questions you just asked? No one

Do you know if Smartbnb will move pictures around and change minor details in the description like yourporter does... to keep your listing fresh? I love that feature but overall I think I like smarbnb's vibe.
