I don't know how else to explain it. They move in, they freak out, they call the office 400 times with all these things they want different. It's almost like they think we went in there and messed the place up since their showing and lease signing.
Anyone else experience this or am I just having bad luck? LOL.

Recently had a kitchen faucet needed to be replaced. Got sick of waiting on my handyman so I called a couple of pro plumber joints. One of them was awesome. Used them on another job that they got done in a few hours and were reasonable. I sent them to look at this kitchen faucet they wanted $675 to replace it. That seemed ridiculous to me so I called handyman back and he did it for $400, which I still thought was high but hell I'm not going to run to home depot and do it myself I don't have the time.
Is it worth it to pay extra to get the job done quickly and correctly or is it better to be at the mercy of the cheap dude?

Ok so this saga continues. Today I get a check in the mail at my Primary Residence from this crazy tenant. I have no idea how she found my address. No return address. Her lease says checks are not allowed. We have been trying desperately to get her hooked up on our software. She refuses.
What do I do? A little freaked out she tracked down my home address but I suppose that's part of the deal.
Should I send the check back to her and send certified mail saying she must pay on tenant cloud or direct deposit and her rent is now late?
Or do I just cash the check and let her win?

doesn't come up much around here. Mostly the panhandle and Orlando if you're looking to do Florida. I've a 4/5 in Destin and it's heating up even though STR is still off limits.

I have been too busy booking guests to keep up with BP!
I ran a Facebook ad for my most empty property did it work? I don’t know but that property now has only 12 vacant nights in May and they’re all yet to come. I raised the nightly rate and fully expect to book at least 10 of those 12 nights.

The 14 property is in Florida and is illegal until the governor changes that, which we hope will happen today. All guests have been informed that if that does not change they will have to cancel at which point we will refund.
I full expect the vacant nights to be swallowed up in the next few days. If they are not we will still show a very good profit for May.
Life seems to be coming back to normal around here. 😍

Funds come in direct deposit in to bank account A (1099)
X Percent stays in account A
Y Percent goes to account B
Z Percent goes to account C
B and C have the option of being Checking or Savings.
MUST Be percentages NOT dollar amounts. Can be at the same bank but would be nice for an option for bank account D at Bank B.
Is there a way to make my dreams come true?
(Issue is that direct deposit only allows one bank account. Will not split)

Well my first problem is I couldn’t even get the headline right 😂Same bank is totally fine correct. Dollar amounts won’t work as the direct deposits are never even close to the same. Need percentages mostly for tax purposes. Separate the taxes (30-35%) as they come in rather than worrying about it later (1099). And then a third account for expenditures perhaps 5%

U want to move it another account at the same bank? Or at other banks? Is the problem u have is doing %’s versus exact dollars? My Charles Schwab checking account Allows me to setup reoccurring fixed dollar movements to other account within schwab and to my other banks. Can u elaborate on the problem you are trying to solve
