@Yitzchok Carmen Yes Avery is too busy to keep up with what's going on with the rental side of our business. The first several bookings for this property were VRBO so that's what she was referring to and we anticipated it would stay that way. It did not.

I've pondered this exact question many times and have no answer. Some people are just VRBO people and some people are just Airbnb people.
That said I do my best to get bookings from both. Although I'm way more Airnbnb than VRBO and the margin gets bigger every year.
My only suggestion is spend more time on your VRBO and call their customer service often and ask dumb questions. This really does work.
@John Underwood on the other hand will tell you that Airbnb is a waste of time. While many hosts, particularly iphone/millennials, will tell you that they don't even use VRBO.
I do (as always) agree with @Jon Crosby I would not rule out the Evolve thing having something to do with this. Perfect example of what to call and ask them about.

@Benjamin Curtis everyone around here self manages. It’s easy and likely the only way to cash flow.

I didn’t read the whole thing only the title but don’t bother. If you’re paying cash it might be worth it. If you’re financing it’s not worth it.

Experienced investor relocating to the area. Would love some info from someone who is investing in both markets. With what little research I've done it looks like either one might work.
Can I find 1%ers
Can I find SFH or Small Multi that need some work and are BRRRR worthy even if I can't get all my money back I'm happy with leaving some in.

I feel that’s a great way to become your housekeepers least favorite gig.
Just pay them what they’re worth and don’t over think.
BUT I will say I Venmo my cleaner $100 randomly.

1. Within 2 hour drive of Destin
2. 1%er SFH are plentiful
3. Small multi-family is also available (2-25 units)
Where should I look and can you recommend an investor-friendly agent??

@Nick Liddell I didn't read much other than the title but I've got a 3000 sq footer in Destin 2 blocks from the beach. We bought it back around the holidays. It was a rehab. Took 2-3 months to rehab and then the state of Florida shut down STR exactly ONE DAY after I went live.
Fast forward.... my first guest is in there RIGHT NOW! The property if fairly well packed at a high dollar through the end of June with more inquiries coming in often.
Not sure if this helped but I’m happy to tell my success story!
