LLC is not necessary and you asked this question with too narrow of a scope. I would ask this same question on a bigger forum to a bigger audience.

I'm not a lawyer and you shouldn't seek legal advice on an internet forum.... But in my opinion you do not need an LLC. You need insurance.

As far as the headline... taxes and Tennessee are not a concern. This is a no income tax state. Great place to park you money.

@Daniel Peavy you’ll need a commercial policy because there’s no lease. Companies come and go in this space. It’s not likely you’ll want to use who you’re using now. BUT it is possible.

@Paul Cox. Yes I agree with @Michael Baum that first pic isn’t horrendous but the rest of them must have been pretty bad if I said something lol.

Pricelabs all the way. It takes a good chunk if time to set up and get to know, but I totally love it and I’m pretty nuts about pricing.

@Paul Sandhu most of my stays are honeymoons or anniversaries. No way I could keep up with the cakes.

My thoughts

Interest rate difference doesn’t matter.

It sounds like this is every penny you’ve got or at least the ones willing to part with so buying an asset that doesn’t perform is not a good idea. Assuming this won’t perform and it sounds like it won’t.

My advise: Buy a couple of LTRs near where you live and use the profit to pay for your vacations to this place or any other place.
