As everything in real estate is very market specific I can't directly answer your question. If I were you I'd go on airbnb and study folks in your market. But I think you wont find many folks. From what I understand San Diego is one of the toughest on cracking down. I'd do a Google News of "San Diego Airbnb" should change your mind real quick. I just did and the headlines alone were enough to tell me it's not a good idea. 

The lease and Airbnb tactic is something I frown upon. Just stay at your job until you've got a down payment. If you REALLY want to STR (which by the way IS a JOB) You can get in to a property for 10% down if its more than 60 miles from your primary and you finance it as a "second home" but you must have the "intention" of staying in it often. Talk to your lender about this as you will have to sign a second home rider.

I'd sell and use the cash for down payments on 4 100k doors that are ready to go OR use the 100k to buy something for 50k put 25k in rehab then finance it and get your money back (BRRRR) Good luck!

I prefer 2 bedroom or smaller but I really have no reason to. 3 4 and 10 bedrooms also rent well it’s just a different vibe. There are more sharks in the water for the smaller cabins because more people can afford 150k vs 350k. With the right management (I self manage) your occupancy should remain around 85%. 

The way I look for a property is more based on location and the way it looks Vs purchase price. 

How much do I think it can rent for per night? Will it stay jam packed? Is the one with the view worth 85k more than the one with no view. These are some of the things I ask myself. Never been wrong so far!

Hello! I’m the resident Gatlinburg Pigeon Forge self proclaimed expert. I’m not experienced with renting in Townsend although I’ve been there many times. The properties seem to be a little less attractive and often times even home made looking. The river is the attraction in Townsend. 

My 5 properties in Gatlinburg Pigeon Forge and Wears Valley remain completely occupied year round.

I'm sure you could do either given your experience. I am 100% serious. Side note I listened to you on Ozzy Boneyard channel a couple days ago. I liked the music and it was a way better channel than I would have guessed.

With the amount of time I’ve been spending on the phone with folks lately I think you’re right. Although I’m not sure there’s a big enough market for self managed VRs to make a book worth while, I am a published author.

@DeAndre Xavier Thomas. Depends on your market! I’m in Pigeon Forge and Gatlinburg where we get 13 million tourest every year that want to stay in a log cabin. I own 5 if them.
