James McCormick you're the worst kind of Airbnb guest. Please. READ THE LISTING BEFORE YOU BOOK! If the listing says it doesn't have AC and you leave a nasty review about no AC.... Airbnb will most likely take the hosts side and have the review removed. And if they don't that's not fair to the host and you're a crappy guest for NOT READING THE LISTING.

Derek Daun but yoI can only do that 10 times before they cut you off. And you have to have 6 months cash reserves for each property. Unless you know something I don't. All ears

Yup if the iceburg for my first BRRRR. I'd like to put it with a portfolio bank and get into the next one quick. I have one I have a relationship and I think I like them so far. Questions are for people who are in the BRRRR game on a regular basis. 1. How are you financing after the rehab. 2.Is the goal to have them paid off before the balloon comes due? 3.How many years is that? 4. How are you paying them off? 5.How is the balloon payment amount calculated exactly? Thanks

Please also include the number of properties and cleans per month for arguments sake.

@Account Closed I don't know  your market and I didn't read all the comments but obviously don't do this if those numbers are right. I need to be able to gross close to 3% of PP per month for a VR to be worth my while. They are more work. 

Why are you paying a property manager? In the VR world if you're not managing you're not making money. 

Come to the mountains I can find you huge returns and teach you how and much lower down payment. Message me.

@Andrew Wong Why not get window units and take them out after the hot season?? 

You can make them check a box that says "We realize this unit has no AC" before they book. (At which point if its me I would not book but that's personal. In the south No AC means you're staying in a dump) We do this with our one cabin that doesn't have internet and no one cares because we over manage that aspect.
