Airdna is for Analysis Paralysis only. If you really want to buy something just go on airbnb and study that market. Find a house that is similar to what you want to buy and obsess over it. Whats price per night, how many nights are book. How far out does it book. Is Feb cheaper than August. Does it only rent 6 months per year (you should be smart enough to know that before you dig in. If you're in the rocky mountains you're probably looking at a part time gig. If you're on the ocean you're probably looking year round but cheaper prices in winter and snowbirds that will stay for a month+) 

Biggest factor.... Is it self managed? If its PM managed they're probably not much competition (in my market anyway). 

Cut and paste a message to any owner you might think is self managing and ask them if they'll talk to you. You might get 2 out of 50. Don't bother with anything managed by a company they won't write back and if they do they'll be a jerk. 

Don't waste your time on Airdna just buy something and get your hands dirty.

This old bag again. 

Just get a digital deadbolt and use the same code for everyone. I have up to 20 guests on any given day I don't have time change codes for every guest that time would be better spent looking for the next property. If I have an issue with a guest (never) or I have to fire a cleaning crew, I'll change all my door codes. Otherwise why bother? 

I'm more interested in getting people IN to my properties than keeping them out.

Devan Mcclish Brandon Cobb are you keeping these for yourself or selling them to unsuspecting morons who will be screwed if they lose their permits? The latter is the better choice. I suspect I’ll get no reply.

We use an iPhone and maintain 100% occupancy. I’m not going to pay a professional when I already have 100% occupancy. I’m interested in a decent camera. Anyone have a camera the love for their listing photos? Love your opinions! Thanks

Buy local buy not local. Wherever it makes sense. I would suggest doing a vacation rents in your town.

I read Paul Sandhu reply before I saw who wrote it then I read who wrote it and I should have known. Paul does it again. He’s spot on. If you’re looking at something for 800k with a huge note that’s $500 per night per couple for 8 bedrooms.... you’ll get spanked. If you’ve got a beautiful private home for the same price as a crappy hotel.... you’ll live. Not psyched about all the downturn talks things are too expensive it’s true.

I came here hoping to learn. What I found was not one reply from someone that actually owns a coin laundry or car wash. Girl pulls up to a stop light in a 68 Camaro. Guy pulls up next to him and says..... my cousin owned a trans am in college. So what? Can you rebuild the carburetor?
