@Karen Margrave log in to airbnb and learn your market. send messages to other hosts in your area and see if you can get someone to talk to you. study everyones calanders. and don't trust airdna it's for amatures.
I shoot for 83% and if I don't hit 100% it's usually because I was out of town partying and didn't take the time to hustle to get as*s in the seats. (Notice I didn't say I didn't have enough time. There's no such thing).

i have like 10 of these. Everyone loves them. Don't go used it's gross. With these matresses in my cabins I know that
A: if they complain about the mattress they're just d*cks
B: if they manage to puke through a matress protector AND a bed bud incasement or pee the bed after cutting holes through my water proof barriers... I'm only out $300 for a king and it only takes me 2 days to get another one.

Awesome. Another "which is better vrbo or airbnb" post. Although this one was cleveraly disguised at first.
Vacation rentals have been around since beaches existed. There will always be a way to find guests. If your house is cool enough, people will come. And they'll come back. And they'll tell their friends.
My cabins will exist and be booked solid long after airbnb, vrbo, twitter, facebook, and myself are dead and gone.

Don't buy something in a big city and expect it to last forever. Make sure you can put a lease on it and still make money if push comes to shove and it probably will.
If you're not managing you're not making money.
Buy a cabin on a lake. An actual Vacation house. Not a hotel alternative that they're just going to shove 15 people into to save money and party.

@Kevin Allen You need to talk you @averycarl she’s the queen of the mountain and can teach you everything in one phone call. But if you’re not willing to manage it yourself you won’t make any money. Local PMs charge 40%. Managing is easy Avery can teach you. You can manage it from Aruba if you have a cell phone. I have bought 5 from her and I often gross 3%, so I married her.
