I'm not saying no! Anything is possible! But I know nothing about your market! It'll be much easier to find someone that can help you on airbnb. Search listings on airbnb and vrbo and find properties that are similar to what you're looking for and a host that looks like they actual own their property and send them a message. Send 100 of these messages you might get two people to talk to you. Not likely you'll find who you're looking for on here.

I’m currently under contract on my first 3bed that isn’t a LTR and I’m not that psyched. It was just too good of a deal to pass up.
8 bedrooms sounds like an absolute nightmare to me. First of all I don’t have the million dollars it would take to get in to it. And I wouldn’t want the pressure of putting all those asses in all those seats. How many groups of 16 can you count on to travel to any specific area to give you the nightly number you need?
You’re much more likely to find 2 people looking for a place to stay than 20.

@Michael Bowie you live in Knoxville. You're 30 minutes from Pigeon Forge. Why bother going to the other side of the mountain? 12 million visitors per year right in your back yard. And to answer your original question there are no regulations in PF other than commercial electric rates and occupancy tax. The entire economy depends on vacation rentals. Again, there is a difference between an "airbnb" and a "vacation rental"
I have 5 in that market. The smaller the better for me but this is another long conversation as my larger ones also do great. DM me always happy to talk ears off about everything I know.

@Phil Baker the best way to get familiar is to buy a property and put it on there and make adjustments as you go. This is a loaded statement though because there's a big difference between listing a cabin you personally own in the mountains and listing an apartment you rent in new york city.
Also... don't forget there are other platforms. VRBO/Homeaway have gained some serious momentum in my market in the past 3 weeks alone. They're doing heavy facebook advertising and really kicking a ton of butt.
Again, as I always say, there IS a difference between an "airbnb" and a "vacation rental" and the main difference is that a vacation rental will continue to get booked for decades after airbnb, twitter, facebook are long gone.

The boss keeps telling me she wants to go to PR or Tulum. I have zero interest. Long distance I don't mind and I do it every day. But a different country is well beyond my comfort level. Instead, buy 6 2/1s in your back yard and use the extra money to go on vacation wherever the hell you want!

This subject has caught my eye several times. For some reason I now feel the need to reply. I hang out on this forum because I self manage and I want to get better at it every day. If I were a rich guy I'd just google "property manager san Francisco"
And even if I knew what BP was I probably wouldn't know how to find the Short Term section or even think that it exists. But I admire your efforts and I had a soft spot for your lack of replies.
