But I don't think I'd tell future guests. 

Sounds like that first group used it as a good excuse to eat their roommates food!

I didn't read all of this but my 2 cents..

They're both the same. Proper was started by someone that worked at CBiz. It's the same policy. Proper has more modern customer service and is a couple bucks cheaper. 

I use a local company with a commercial policy and it's quite a bit cheaper but doesn't cover theft. I figure if someone steels my refrigerator I'll either

A: Be impressed 

B: Call airbnb or vrbo and see if it's worth filing a claim 

And/Or 

C: Go buy a new fridge 

So if you're buying in TN just call me Ill give you my guy.

We do have to be somewhat concerned with quality. Our guests compliment us on our towels and we need to keep it that way as we are extremely review driven. 

I have purchased from both Sams and Target. Target I've purchased both the Performance and the Threshold (per @Julie McCoy recommendation). The performance is terrible I won't buy them again. They cover you in lint and they're already falling apart. I can't speak for the threshold as they're at a property I haven't visited since I bought them but it was $500 to set that house up so I'm hoping they're decent. 

My go to is Sam's club Hotel Premier Collection. They are very soft, get tons of compliments, and seem to last about a year of high turnover. 

Sam's Towels

I'll check in to Julie's JCPenny gag but for me, being able to ship quickly and inexpensively to my cleaners  is a big part of it since my properties are 4 hours each way and I have 5 of them which each need 3 sets of towels so my truck would constantly be filled with towels. Which it seems like it is anyway. 

@Avery Carl and my towel formula is as follows. 

Per Bathroom x3*

4 Bath Sheets  (I'm 6'4" regular towels don't cut it for me or my guests) 

2 Hand Towels

4 Wash Cloths 

1-2 Make-Up Wash Cloths found Here to avoid stains on the other towels 

*Each bathroom needs 3 sets of the above. One for the current guest, one for the turn when the current guests leaves and the new guest comes in, and one set for back up in case we get a last minute one nighter and both of the other two sets are dirty. If you don't do one nighters you'll only need 2 sets of each per bathroom. 

If it's a honeymoon or an anniversary the cleaners put two towels in the shape of swans kissing on the bed to look like a heart or some cheesy equivalent.

Coming from the bar business I’m afraid to go with cameras. When bar owners I knew got cameras they obsessed over them. It became their own personal reality show and it’s all they watched. Now I’m in the vacation rental business and I have the same concerns. If I had only one property I would be all about it. But with 5 and up to 20 guests per day I think this would be troublesome. It would cost several hundred to get up and running and for what? To catch my guests sneaking in a dog every other month? We can tell that by cleaning up dog hair. Each of my houses have cameras mounted on the front porches. They’re either fake or from a previous owner. Maybe I’ll add a sign that says “smile you’re on camera” and leave out the “but no one can see you” I may change my mind later we shall see. As far as actually going for it..... Paul Sandhu used Julie McCoy are never wrong

All cities should ban it. A house in a neighborhood should not be treated as a hotel. The people living next door don’t deserve to have idiots throwing up on the lawn. My Vacation rentals are exactly that. They’re for vacations. All of my “neighbors” are also vacation rentals in a highly trafficked tourist area. Without us the city could not survive. But we’re also paying our occupancy tax. Which most people don’t. If you want to get into inner city short term rentals buy a hotel. My 2 cents

I used to get these and mail them to housekeepers....

Sams Club

Then I found these and the price was better and I liked that they were individually wrapped like a hotel....

Boardwalk Ebay

Then I stayed in one of my houses and used the eBay product.

Now I'm witching back to Sam's Club. I didn't like the Boardwalk. Lets just say.... It's crappy. The Sam's Club is soft and nice. And I can pay with more than one card with one click if I need to send to more than one house that may operate on different bank accounts.

Our market standard is 2 new rolls under the sink plus the current roll per bathroom. So we put 3 new rolls under the sink per bathroom. I'm not interested in conserving toilet paper I'm interested in fantastic reviews.

My advice... AirBnB in a city. You’re asking for trouble. If it’s not already banned it will be. Do it in a tourist area that likes you and respects you! And pay your sales and occupancy tax.
