@Julie McCoy I guess the thought process there is 2-4 is not much different than what I'm already doing. If one were to want to get their feet yet on managing 2-4 units that I would understand. I'm thinking one vacation rental has to be as much work if not more than a 3 unit long term rental.

I'd like to get my feet wet with commercial financing and working with a small bank and several tenants and all that jazz. Under 5 is just a regular old loan I've done that several times I want to try something new. 

But, if you find me a 4 unit in this area that does 1% or better I'll buy it! 

When in the hell are they going to put spell check on here?

@Sarah Antonelli  personally I don’t want anything to do with the previous owner or PMs bookings. I start from scratch and monitor who I’m putting in my house and when. I can tell from the get go if they’re going to be prone to a bunch of 4 star reviews. And I’ll tell you with the switch they’re already going to be annoyed and leaning toward less than 5 stars which will kill you. Just one owner of 5 cabins opinion. 

Where are your cabins?

I manage 5 vacation rentals that bring big returns and I still have to roll my eyes on an hourly basis at the messages that pop up on my phone. 

You couldn't pay me to take a loss while self managing. (get it? lol)

This will feel like you're paying your boss to go to work. Doesn't sound fun to me!

So. Things are good. With 5 successful VRs and a SF LTR under our (@Avery Carl) belts in less than 2 years; we're thinking its time to make a move into multi-family. Living in the Nashville area I'm not sure where to start. If anyone has made this move I'd love to hear your story. If you know an awesome commercial agent in the area I'd love to talk to them! 

Regardless of your market I'd love to hear your story. I'm a phone call person so PM me if you'll share your story! 

P.S. I'm looking anywhere within 45 minutes of Nashville (preferably North) but not in Nashville. 

White House, Springfield, Gallatin, Franklin, KY, Bowling Green, Portland, Clarksville 

I'm thinking 5-25 units but that could change as I do more research 

I've gotten this far by asking dumb questions on BP so I figure it's worth a shot.

I came here to post almost this exact message. Live 30 minutes north of Nashville. Looking for Multi-Family within 30 miles. Bowling green, Franklin, Portland, Springfield, White House, Goodlettsville (probably too close to Nashville to make a buck), Hendersonville (again probably too close), Gallatin... You name it I'll look. 

Anywhere from 5 to 30 units. Anyone know a good realtor or have any advice I'm all ears!

I would be all about this. I'd live in something like that if the boss @Avery Carl would let me. The airbnb link you sent was very vacant so my first reaction is you'll need to do this for the love of it. I'd love to be proved wrong!

@Tim V. In my market I use a commercial policy with my regular old insurance guy. As I stated it reads the exact same as the cbiz or proper policy only it doesn't cover theft. All the other numbers are the same. And the price is quite a bit less. 

Some people want different types of coverage. I have something like 15 policies with the same guy and he takes care of me.

@Villy Ellinger  Thank you for that. I have been getting a ton of phone calls and emails from an actual person at booking.com with their direct line. She's got me interested. But every time I go to add more info about one of my properties or add pictures etc... The process just annoys me big time. I copy of the deed? You've got to be kidding me. Your post has encouraged me to give up on them. Again. 

I actually emailed the link to this thread to the sales rep that is keeping in touch with me. Hopefully she'll read this today and maybe they'll make a few changes that make things more owner friendly. But I doubt it.

Although I agree with @Tim Schroeder (my properties are not "high end" but I would never charge a guest for one stained towel as my reviews are more important to me and a $15 towel fee is sure to get me a bad review) and I highly respect everything @Michael Greenberg has to offer.... Let's not get off track. 

This thread is not about how you manage your property. It's about what towels you use and will be a great frame of reference for current and aspiring hosts who are new to the forum!
