@Andrew C. I look at it as paying someone to do a job you can do yourself. Only you’ll do a way better job. Yes Evolve is only 10% but that is a whole different ball game than 10% on a LTR. 

VRs are a butts in the seats game. Elvolve will put significantly less butts in your seats. What’s the point in charging extra for tickets if no one comes to the game? 

Happy to get on a call anytime. I manage 5 VRs from a distance with 85% + occupancy with a day job and I’m an idiot.

Buddy of mine who’s been in the VR rental business for 15 years had an elderly woman die of a heart attack while on vacation. They were staying at his condo but she was actually floating in the ocean when it happened. I guess if you’re in this business long enough you’ll see a little of everything.

Airdna is a joke just do your own market research by obsessing on AirBnB and remember this is not passive. If you want to make money you must self manage and your phone will light up at 2am. It’s a good gig and can be fun but it can also be very frustrating. There is a difference between an “AirBnB” and a “Vacation Rental” Here if you need me. - Remotely own and operates 5 properties in the Gatlinburg Pigeon Forge Wears Valley area.

Hello Jeff Howard ! I manage 5 cabins in the Gatlinburg Pigeon Forge area from 5 hours away and I have a day job and I’m an idiot. Yes it can be done. Easily. We recently thought very hard about adding a 6th but as of right now we’ve decided to wait and hopefully pursue a multi family. Everyone had already made fantastic points. Study the market. Will you make money or lose money. Once you’ve decided to pull the trigger hop on a call with me for one hour and I’ll teach you the entire process. Someone did it for me when I first started so I love to pay it forward. Just to briefly touch on the OP I’m an anti-camera guy. It’s great to have them for security just make sure to turn off the notifications on your phone or you’ll spend so much time looking at your house you might as well move in next door. I have fake cameras (real for previous owners) on all of mine.

The way I see it Evolve will end up costing you 30-40% because they won't put as many butts in the seats as you will.  But again, it all depends on your goals. Dealing with guests is not for everyone. You wouldn't believe what we deal with on a daily basis. People are nuts. Luckily it can all be done quickly from a cell phone.

@Wendy Schultz  he’s from de Pere Wisconsin and just posted about VRs in Florida. I figured it was too much of a coincidence but apparently it’s just that. Perhaps hit him up as a new client. De Pere must be bigger than it sounds.
