Find yourself an Atlanta agent the specializes in short term rental if there is such a person. This will take several phone calls in itself. If there isn’t such a person.... be prepared to do the work yourself. Just pick up the phone and start making calls. First call should be to the city and ask 100 questions. Then call the front desk at condo buildings that are in areas you like and your price range and just ask the front desk. Personally I would not look to do short term in an inner city. And certainly not in a condo. You’ll have way too many neighbors that will quickly get sick of the loud music and puking. This is what hotels are for. That being said..... go for it!!!!! Just be careful and make sure you have an out if and when you get shut down (long term tenant), and pay your sales and occupancy tax! Good luck happy to help any way I can.

You can rent your home income tax free for up to 14 days per year. You’ll still have to pay sales and occupancy tax. AirBnB may do this for you depending on your market. To answer your question.... go for it! I rent 6 of them from out of town everyday. If I can do it you sure can! Just be warned.... you might like it :)

** This Thread is for high turnover hosts

Buy the cheap ones at TJ Max and replace them every 4 months or buy the $100 sheets at Macy's and hope to replace them less often?

More importantly.... Do you have a link to the best deals on sheets that you think rock???

Paul Sandhu good point! Around here we like to help out other owners. It was other owners that helped us get to where we are. There are thousands doing the same as us here. Let’s start the Sandhu & Luke show already

I think what @Paul Sandhu means is you’re the channel manager. What exactly are you asking? How do you find someone to bring you guests? You are that person

@Matthew Vahabzadeh iPhone is a must in this business. Guests want to see Blue texts. They give you more respect.

Yes. Call the police. They're obviously up to no good. My market is nothing but vacation rentals so it's a pretty common phone call for the sherrif to answer. Depending where you are the police might not be sure what you're asking them to do. Make it as obvious as possible. But get them out of your house. Now!

To try a less harsh approach just pull up to the property in your truck and send them a message on the app that says "it's time to go we're here to clean" this always works for us. Again... my market is nothing but over nighters. These people have somewhere to go.  Like back home to work. Yours sounds like he's trying to make yours his new home. We have to get in and clean ours fast for the next guest so we don't mess around.

Don't be a pushover.

Keep us updated love to hear how this ends.
