This will be the case in every major city before long. As it should be. There’s a huge difference between a VACATION rental and a dude that can’t afford a hotel looking for a cheap bed while trying to score a chick at the local bar and bringing her back to the room in the house while telling her it’s his house and making a ton of noises while the people living next door are trying to sleep and they don’t get to leave town the next day to their next scam. Stop short terming in big cities it messes up the entire rental market.

My guests are on vacation so it's a whole different thing. But we do give them free beer koozies that says "This Cabin Is Not For Sale" "But if you want one of your own call Avery" (She's my wife. She the queen of cabin sales).  She does occasionally get a client that's a guest. In most cases they read our Airbnb profile and ask to look at properties while they're staying in one of ours. These clients usually end up buying more than one. 

We also leave business cards on all of our kitchen counters with our website on them which is easy to remember. This way if they think about renting a cabin in 2 years they know how to find us. Also we know they'll enjoy they're vacation so much they'll tell everyone they know and the easy access website makes it easier for people who have no idea how airbnb works. Although the website is just a link to our airbnb business page.

Most people don't take the koozies. I think they think they're not supposed to. We could have bought 10 instead of 400. LOL.

anything under 7 days average is schedule C if your CPA tells you otherwise get a differen't CPA. You should be paying self employment tax.  Call 30 CPA's and ask them if they've ever worked with a 1099 from airbnb. If no one says yes, call 30 more.

STR's should be banned in cities. Don't rent to 15 22 year olds and have then puke all over the lawn when you have neighbors. The neighbors aren't going to like that and you will get shut down.

All of my neighbors are also vacation homes. No one lives in my market. I live in Nashville. You're not going to make a penny in real esate here unless you've got a fund and unlimited money for tear downs. 250k houses rent for 1500.

People were buying 400k houses to "airbnb" only to find out they got shut down before they started. Next thing they know they have no outs because the house will only rent long term for 1800.

My cabins are near a national park. it's the most visited national park in america though. There's a walmart down the street. I am not down he street. I'm 5 hours away. I manage 5 of these. All by my little old self. And I do it from my phone. 

Don't let anyone tell you you can't manage an VR from a distance that's BS.  It's stupid easy.
