As others have mentioned, Polk County is great for cash flow plays, especially MF. On the gulf coast, I love the opportunity that STR provide since there will never be a lack of visitors with the great beaches in the area. Just be careful you check local municipality rules and regulations as some are quite strict against STR

@Nate Johnson welcome to the area. Tampa Bay is a fabulous market for real estate but I have to admit, BRRR is currently tough to come by. If cashflow is your play, Columbus is a solid market to look at and if you do, I recommend reaching out to @Remington Lyman for assistance. If you're looking for appreciation and cashflow, feel free to send over any questions you may have.

@Aaron Vargas it will require a commercial loan. What the terms are can vary drastically and I suggest speaking with some commercial lenders to get the best idea of what those will be for you. Some common terms for commercial consist of 20 year amortization with a balloon payment due at the end of year 5, some can be interest only and not amortized, rates will also vary but 5-7% is what you can look shop for.

@Stephan K. as @Mike Shulman mentioned, str are legal in IRB but make sure you check with the HOA if one is in place. Sometimes they'll trip you up a bit on the length.
