As both @Jonathan Greene and @Tyler Gibson have mentioned, Lakeland! There’s continuous population growth in Lakeland and both Tampa and Orlando continue to expand. In my opinion, it’ll be a central hub that will offer residents the opportunity to work in either Orlando or Tampa, especially if work from home continues to become the norm.

@Dagan Mullins House hacking is the best way to dip your toes into RE investing to see if you enjoy it. Best case, you get a great deal and catch the REI bug and your journey takes off. Downside, you realize it's not for you but you still have some/all of your housing expense being paid for you.

@Kaylan Haight Put out bandit signs saying you have this, that, or the other. You don't even need to have that property. When someone calls, tell them that property just sold but ask for their info and what they're looking for so you can alert them next time. BOOM. Cash buyers calling you.

Congrats on taking the first step @Matt Roberts. BRRR is a solid strategy but tough to pull off in certain areas. My advice would be to study markets in a few hour driving distance and see where makes the most sense.

@Yu Liu Clearwater is BY FAR the most strict municipality on STR in Pinellas County. St. Pete only allows 3 stays under 30 days per 12 months. So not necessarily per year but per trailing 12 months.
Most people continue to operate STR illegally because unless the are major complaints, code enforcement isn't shutting them down in most municipalities. St. Pete Beach is more strict than St. Pete. Smaller municipalities like Madeira Beach & Redington Beach have rules in place but they are barely enforced from my experience.

@Sean Harris Personally I prefer the HELOC. You'll only be paying on what you use and there won't be any closing costs like you'd have with the cash out.
