As @Khaled Morad mentioned, what are you offering a mentor? It could be $, menial work, etc. Best way to receive value is to provide some in return. Happy to help answer any particular questions you have though. Also, read through this site and I'm sure you can find relevant info.

99% of wholesalers in the area ask for a 5k non refundable deposit in order to get under contract. That protects them in case you back out/can't close, they don't have to come out of pocket with the homeowner.
You can try to have one of your guys walk the property with one of the wholesalers but most of those go sight unseen.

As others have mentioned, it's quite easy to self manage once you set up your systems. Why don't you at least give that a try before resorting to a PM? For one, no PM is going to be on top of things as much as you will be. Spend a week interviewing cleaners in the area and also see if you can strike up a relationship with a handyman in the area.
After factoring in PM fee's I hardly find STR makes sense in a lot of area. Maybe I'm wrong though.

It will cost you nothing to have an agent that will represent your best interests. The sellers agent wants to write it up for you so that their brokerage can get both sides of the commission.
Aka get an agent.

@Matthew Truncale have a realtor set you up with an MLS search for the type of property you're interested in and then start running numbers daily even if you're not at the point of buying yet. Look on redfin for sfh with mother in law suites. I've found those rent as well, if not better than duplexes.
You're far and away ahead of most people your age and just keep learning. You got this!

@Matthew Truncale, I would recommend looking into house hacking a small multi (2-4 units) using an FHA loan for 3.5% down, house hacking a single family home with an in-law suite using 5% down conventional, or looking into a 203k loan and building equity in a property that way.
