Are you looking for no restrictions? Tampa is more lax than Pinellas County, which has 24 different municipalities, each with their own rules and regulations. What's your budget? That'll dictate what areas you're able to buy in.

Reach out to lenders and ask. @Khaled Morad is a local LO that has helped with a number of clients and always gets positive reviews.

Which title companies have you worked with in the past that you liked how they did business? Turner Title in St. Pete has always done great work for myself, as well as other agents at our brokerage.

Personal decision but as others have said, why not sell and reinvest in Florida? If it was your primary, as @Christine Bellish said, you don't pay taxes on up to 250k if single or 500k if married. Florida is also more landlord friendly than NY, by a wide margin. Also, recent reports found that NY was among the top states people moved away from. Factor that with Florida recent boom and it's a no brainer to me. Best of luck with whatever you decide.

@Kiuny Perez TBReia has a couple of different events throughout the month in different areas around the Bay area. There's a few BP members who host local events such as @Khaled Morad. Keep searching and I'm sure you'll find some!

Quote from @Andrew Jambor:

I'm also interested in these areas for STR. Does anyone know where I could get an idea of the average days per year these are rented? $300-$350 per night is nice, but if you only rent 1/4 of the year, that could negatively impact your cash flow. I stayed recently in Indian Rocks Beach at an AirBNB and my understanding from talking to locals is that there are no restrictions here and it's a great area.

Check out AirDnA and data.Rabbu. Both give relatively good rental estimates. Could also try looking at similar properties in the area you're searching and see what they go for.

Great response @Dan Maciejewski

@Cole Britting Be careful with Seminole as that municipality does have regulations against str. There are however areas with a Seminole address that are technically unincorporated. You can search the address in Pinellas County property appraiser site and check there to see if the property is governed by the municipality or is unincorporated.

Quote from @Stanton Carter:

Hello, I love Saint Petersburg, used to live there. I'd like to move back and get into STR in the area but I've heard it's not very STR friendly. If anyone on here is doing STR in ST. Pete I would love to connect and ask you a couple questions. Thank you in advance.

Happy to answer any questions you may have.

Quote from @Bjorn Ahlblad:

The stench is pretty bad and will linger. A few years ago I let my son grow weed in a shop I was not using, the smell finally dispersed and he learned a bit about agriculture. I guess it was a positive experience all around.

Was it any good?
