@Michael Betancourt I'm not too far from Crystal River. That area is fantastic for STR during scallop season and warmer weather. Definitely dies down more than other areas in the off months. Let me know if you have any specific questions and I'll do my best to help point you in the right direction.

As Jeremy mentioned, check on zoning first and foremost. You mention St. Pete which recently made changes to allow ADU's. If I were you, I'd reach out to the building and permitting division to ensure you're getting the most accurate and up to date answers to your questions.

I'm hoping for mid 5% range. A lot of buyers stopped dead in their tracks once we hit 7% but people seem to be reentering the market as we've gotten into the low 6's.
If we could just get more stability, even if that meant rates staying where they are today, I believe would be better than the dramatic fluctuations we've seen over the last 7 months.

In the past, we've created a new airbnb account (or if the buyer already has an account, use that one) and send that account to current owner/manager of property. They add that account as a co-host. Once sale is finalized, seller makes new account the primary host and removes themselves from the listing.
