St. Pete is 30 day min with three (3) less than 30 day stays per trailing 12 months. St. Pete as a municipality is not as strict as others, Clearwater for example, but it only takes one complaint from a neighbor to put you on code enforcement's radar. So proceed at your own risk. If you do decide to "risk it for the biscuit", invest in decibel readers to monitor the noise and monitor parking to ensure guests aren't pissing off your neighbors.

@Kristina Kuba answered spot on for Tampa. However, I'd recommend giving Pinellas County a serious look. There's a lot more small mf (2-4 units) so you should have more options to look at theoretically.

@Robert H. is correct. If you look at a municipality map for Pinellas County, you'll notice there's a lot of areas that are unincorporated. Those areas have no nightly minimum. You can check to see which municipality the property resides in at the county appraisers website. It's also true though that many people illegally rent their units more than regulations permit. Most never get caught but it's a risk you run if it's not allowed.

@Clay Lehman. Are there a lot of small multifamily in the surrounding downtown area? Are you seeing rents being aggressively bumped like other metros or more steady?
