One more quick update. I just cancelled my trial membership. It was as simple as 2-3 clicks. Very fast, very simple. So no fear on the end side if you decide to try this out. Hope that helps...and I will stop blowing up this post now. haha

Just to be clear!!! I have NO connection or payment for anything I just said. haha. Yes Ron has a referral program, but NO I am not signed up, and if you decide to, I get a big fat Nothing in return. haha. I don't personally feel right plugging things like that on here, so I refuse to sign up for programs like that. I have more fun plugging Bigger pockets for free!!! I actually just came across some of his offers.

Right now you can get his Wholesale teaching and PDF packet to go along with it for a DOLLAR!!! That was slightly sarcastic as I am VERY numb to the hype from salesmen already haha. However, it was taken from one of his seminars so it is nice to have a live recording of him talking about it and such.

Go to ronsgoldclub.com and you get a free 30 day trial along with his wholesale course....and anything else you can manage to download in 30 days. (wink wink). IF you like his site, you can stay for $59/month or so....but to be honest, most anything you can learn on his monthly updates, you probably get 10 times the education here on BP for free. Not to mention the fact that you can post questions here and get a response from tons of real life investors from all over the country.

So yeah, in summary, I would say sign up for the promo for a $1 and just cancel before the 30 days. The wholesale manual and teaching, to be honest, is quite amazing. Partner that with things learned on here, and you will be WAY ahead of the game. =)

Welcome @Robert Berkey ! Always nice to see more Portland area members joining. So funny about the Guru course you almost bought. That was the exact same way I came here to BP. I Google searched the name of the Guru and found people talking about them on here. Nothing good to say and anything they can teach for $2k, you can save, learn here for FREE and use that $2k on a deal somewhere.

I always tell new comers to dig into the podcasts and you are sure to find plenty of info from, not flashy sales men, but real people, out in the trenches going through this stuff. I have made a solid life path of learning from other people's mistakes, to avoid making the same ones. Anyway, you are in a good safe place now and the BP community will be happy to take care of you and help along your journey in anyway we can.

I am also in the Portland area and will be sure to bring decent wholesale deals your way as they come along.

Be sure to also check out the Ultimate Beginner's guide. I can't plug that thing enough to newcomers. haha.

Welcome to BP @Troy Smith ! I am out in the Portland area, and also an Oregon native.

If you are starting out with little to know experience or knowledge in REI...then you have come to the right place! I just started earlier this year and have already grown SO much just from the podcasts, forum posts and everything else you can find here. The best part...it's FREE and run by people that care about PEOPLE, not just their money!

I would suggest catching up on the podcasts...ALL of them have a bit of something for everyone, no matter what area you are starting out in. Also, the Beginner's Guide is amazing to lay a solid foundation for your journey. http://www.biggerpockets.com/real-estate-investing

Also, if you are finding your market to be tough to work in, search around here and you will find plenty of people that are doing deals out side of their market. I wouldn't mind helping out if you decide to reach over here to the Portland area.

I agree with Shaun. I learned the first and most important step is building relationship with the owners. Just find out what their situation is before you worry about comps and if you can even do a deal. Sometimes, they may not want to meet your numbers right now, but later they may change their minds...and that investor that took time to REALLY care about them as a person and not a "$"...that will be the first person they come to for help. =) I scrub down all then other stuff like type of house, size, area of town etc. Save the comps for later when you actually get responses.

I am about to send out my first batch of mailers this coming week. (GETTING UP AND DOING SOMETHING!) These type of stories are fun to have in mind for...who knows what may come my way. I am not easily offended, so that I am sure will help. I have to agree, HE seems to be the one harassing. You sent ...ONE letter...that is easily recyclable! lol. I guess sometimes people just need to blow off steam about unrelated things...so I guess that makes us their sounding board/semi-therapist. haha. KEEP IT UP!

@Kirk Zacharda I hope it is not too late to put in my vote!?

My mentor and friend uses click2print.com for his mail campaign. I personally am still in the early stages of marketing and do not have a huge budget to blow. I checked out the yellowletters.com and thought their prices were good...then I saw the fine print of needing to order 1000 items! Yeah...my mail list is about 100-200 right now...what am I going to do with the other 800 mailers...let alone the cash to buy them. haha.

So, my first batch, to open and honest, came from Vistaprint because they are already designed and ready to go, and you can order small amounts like 200 (not sure how many you are wanting to send). I would vote for them if you don't posses creativity to make your own. I have since designed my own and plan to use click2print to send those out going forward.

So short story long..I'm working on that. haha. If you don't want to have anything to do with designing them, check out vistaprint.com. If you can manage even a simple design, go for click2print.

Welcome to BP Lucas.

I also came out of Forex and into REI. Great to see another FX trader coming into RE. I am sure you learned a LOT about risk/reward, risk management, and everything else that goes into Forex translates great into REI.

This is for SURE the place to be to grow and learn the industry. I have only been a member since early this year and already have found a great network and even ran into an old friend that has since become a mentor for Wholesaling.

Also, be sure to check out the podcasts and sign up for the email updates here on BP. I just started learning about REI after 2 years of seeing little or now returns from Forex trading. Jump in and keep interacting like you did here and you will soon have a great network and rapidly be on your way to RE investing for sure!
