@Louis Dobrik I strongly believe in the 50% rule after living it.  We have a few larger multi family properties that are near 100% occupied and are consistently seeing half of our income set aside for taxes, insurance, mortgage payments and maintenance.  Gotta love positive cash flow!

@Kevin Drouillard  I do see that property #1 has collected income for the full year and the tenant moved out after one year. The MR was $1400 (half of which was covered by the tenant SD).   Property #2 had an eviction after 9 months of being tenanted.  The cost of attorney fees will be reimbursed by USREEB (this was not brought to my attention and the PM was just doing their duty by charging the owner).   Property #3, If you recall, this tenant lost their job and unfortunately had to leave the property. USREEB did cover this. It was vacant in the winter months but was re rented by Spring. 

I do want to ensure you that our tenant screening criteria can be viewed from the property management website for all to see.  This is strictly followed however the unforeseen circumstances of the residents in these homes are not in our control. While we don't appreciate the slanderous comments on the internet that are in direct violation of your contracts,  we do try our very best to supply any and all possible solutions for the owners to have the best investing experience possible.

@Josh Sparks You have never looked at our turnkey properties. You have looked at listed multi families. Completely different game.

@Account Closed Kansas City is a great market.  It's my hometown so I am biased, however, I have watched the population, job market and city as a whole grow so much over the past 5-7 years.  The multi families are few and far between, a lot of new construction apartments have started as well.

@Dillon Dinglasan It may seem like a big leap but working with a turnkey provider is definitely helpful!  I have served many clients across the globe with their investments.  My company has allowed investors to be completely hands off while we manage the acquisition, rehab, leasing, and property management.  If you have market specific questions to Kansas City or Cincinnati/Dayton, I would be glad to help!  Best of luck to you.
