@Dmitriy I have been learning so much. I have been browsing the forums for 2 years, but now I am implementing more of the ideas. The keyword alerts are great. Get updates every day especially when looking for non owner occupied HELOCs.

@Ned Carey The people doing rehabs in the city were saying it was ok to be there doing the day but at night things got really bad. For example the appliances and fixtures they purchased were getting stolen. I definitely think there are deals in the city, I'm just not sure how to insure all the work being done to the property doesn't get vandalized or stolen. If you have any suggestions I am willing to consider anything. Are there certain parts of the city you focus on?

@Ned I am actually part of the BWI meetup! I went a couple times and they had a couple different speakers, but I would have loved to seen J Scott present. Does he speak there often? Are you focused on properties in Baltimore county or city?
@Kyara I am looking to invest anywhere in Maryland, hopefully within driving distance should I need to go to the property and I would love to find seller financed deals. From some of the meetups I've been to, it seems you have to be careful what county and area you are purchasing in Maryland. I am more familiar with AA county so I was looking there, but if you had recommendations for areas that have done well for you I am ole. To suggestions!

Are you talking about Baltimore County or City? I live in Anne Arundel County so I am looking there currently for additional properties (rental or flips). PG county has some good deals just have to be careful in certain areas. I would definitely like to find some properties that are not on the MLS. Hopefully I obtain seller financing on some properties.
I am focused on acquiring properties in Lakeland, FL.

My name is Anil. I recently moved to Maryland from Florida (where real estate was really cheap) for a new job two years ago. I purchased my first rental property in central Florida at the start of 2012.
I am closing on an additional property in Florida within the next month. I have a primary residence in Maryland (between Baltimore and D.C.) and I would like to obtain a couple flips in Maryland or possibly purchase a duplex as a rental. I believe real estate prices here are too expensive to do anything more. I am not too familiar with real estate in the Baltimore area where I have seen incredible deals. I have a dream of owning 10 properties free and clear (maybe over the next 10 years) with the hope of one day upgrading to a small apartment complex or mid-range hotel. Then I can really quit my day job!
I stumbled on the site while looking for residential leases and tenant screening programs for my first rental. I luckily found many useful tools (Smart Move) and knowledge on BP. I was also thinking of upgrading to the BP Pro membership. Still figuring out if I should or not.
I am looking to become more of an active long term real estate investor (I have been investing in stocks since the age of 17) and I would like to join the Mid-Atlantic REIA. I am looking for potential partners for the long term or short term to invest in Florida or Maryland. Either financing deals or advising on flips. Ideally I would love to meet up with investors nearby that share a similar mentality as me (different is o.k. as well ). I look forward to learning from all of you!
Also, have any of you had problems using funds in your business account for closing costs if the account was only open 30 days ago?
