@Ned Carey - Looking forward to learning lot about Baltimore Tax Liens from you.  Thanks for recommending me to Nancy and Denise.  Also, I  appreciate you telling me about the Monday lunches!

@Brianna Schmidt - Were you able to find portfolio lenders that were able to help you with less than 5 properties when you first started out?

@Brianna Schmidt I have been to the local REIA, they were extremely helpful. I have been calling banks non stop. Found one that will give me a HELOC on a rental property. I will definitely check out that podcast, thanks for the information!

@Brie Schmidt - I have talked to a couple people that said to get residential mortgages for SFRs up to the 10 loans you can get through Fannie Mae/Freddie Mac, then get commercial loans or do a portfolio loan. Most of the portfolio loans seems like you need at least $1 million in equity to get 50% LTV ($500k). I'm sure there are other options out there, not sure what they are. Did you ever have to get a unsecured line of credit for your business? There is a company I found today that offers them, not sure if they are a good idea. Would you recommend leveraging your existing property(paid off property) to buy additional rentals either through obtaining a HELOC and buying the next property cash or would you use the HELOC as a down payment on your next property?

I like the new format.  Seems more intuitive to the user.  It is a more enriched user experience and easier to follow a single person's post.  I did receive some 404 errors for pages not found.

Hello,

I am looking to find an investor friendly commericialy lending institution, realtor, real estate attorney, CPA, title company, and settlement agent in Lakeland, FL. I have owned one property in the Polk County area since 2012 and it has been occupied successfully. I just closed on another property last week, but I am really looking to partner with a bank to expand my properties in the area. If you have any suggestions for any of the above mentioned roles please contact me. I am also looking to form an LLC in the state of Maryland so if you know of a CPA and real estate attorney I am open to suggestions. I would also like to meet an investor friendly real estate agent and title company in Maryland that can help me find and close deals in a timely manner.
