I look for foreclosures or short sales that will provide gross revenue of 2% per month of the purchase price.  When analyzing the numbers if they make sense I am calm and know I can execute.  I am an engineer so I do dwell on the numbers, but if I know the area then I will pull the trigger, I am anti-analysis-paralysis.

Prachel,

I was never considered getting my RE salesperson license. However, once I came to this site and after managing two properties, I definitely think getting your license would be helpful as an investor since you will be able to control the deal. Meaning you can increase the speed of searching the MLS, touring the property, and the putting in a contract on a property without having to wait for anyone. So yes I think it would really useful depending on how you plan to find investment properties.

I have a row home I have purchased and I am looking someone to find the rehab.  Please let me know if you are interested.  It's a 3/1 approximately 1200sq ft with basement. 50k in rehab.  Already approved to refinance once complete.  Looking for a person to work with long term if this one works out.  Most comparables in the area are low since most people are rehabbing and renting out.
