What is the probability that more motorcycles will show up?  If it is highly likely then you may want to set precedence in this case and not allow the motorcycle in the garage, just let them know  that soon you will have a separate garage where they can park.  However, if you think there is a low probability for additional motorcycles, I would charge them and allow them to park in the garage.

@Matt I was with Wellsfargo when they were first union and then Wachovia 13 years ago.  I have this loyalty to them but I sense no such loyalty from them.  I need to find a more business friendly bank in my area.

I don't have any rentals in Baltimore, but I know wholesalers, rehabbers, landlords, property managers, realtors, contractors in the area who have been investing for years there. If you had asked my six month ago if I would invest in Baltimore I would have said no way .  However with a little convincing by @Ned Carey I starting driving down the streets and realized how block by block the city truly is.  I would never pay the prices you suggested for a rowhome in the city.  I was originally focused on buying more properties in Florida but I now know I can make the cash flow work in Baltimore.  I just got a property under contract and I about to start the rehab soon.  I would agree the property manager or myself will taking an active role, but I don't mind that at all.  I guess that's why I'm investing in real estate not just the stock market.  I like people and like knowing I can help them out by giving them a nice place to live.  By the way I'm not opposed to buying in the county if I can find some good deals.  Some areas of the city have low taxes as well.

@Christina that is great advice.  The thought crossed my mind, but I think they may not want to at this time.  I may ask them though.
