are you looking to rehab and sell?

Funny thing is we had a guy that wanted the place because he lived in the area and was willing to pay 1200 but then he found another place.  I had the place listed and got a lot of phone calls just took a while to get things done. IMO this place was near move in ready.  I usually find homes in Florida that just need minor cosmetic upgrades.  This one I knew the inside wasn't that great but it wasn't that big of a deal to me.  It appraised for $105k when I bought so I was pretty happy.  Not happy about the rent reduction.  The credit was pretty decent.

I was looking at the central Florida area.  I can get hit 1% of purchase price all day long,  haven't seen too many 2% areas that I want to invest in.  Are you buying wholesale properties?  Good thing about FL is you are getting cash flow and appreciation.

Have you spoken with a lawyer in your area?

I would start contacting banks directly and see where that leads you. I spoke with a guy the other day and he said that's how he buys millions in REO property

Have you checked Meetup for more investors?  What type of investing are you looking to do? I think once you figure out what you are looking for you will have something to offer a potential mentor which will create a win-win situation for both of you.

Can you partner with someone that has good credit and do a refinance?

Have you setup a keyword alert?  I believe if you type in guru courses you may find something.
