Funny thing is we had a guy that wanted the place because he lived in the area and was willing to pay 1200 but then he found another place.  I had the place listed and got a lot of phone calls just took a while to get things done. IMO this place was near move in ready.  I usually find homes in Florida that just need minor cosmetic upgrades.  This one I knew the inside wasn't that great but it wasn't that big of a deal to me.  It appraised for $105k when I bought so I was pretty happy.  Not happy about the rent reduction.  The credit was pretty decent.

I was looking at the central Florida area.  I can get hit 1% of purchase price all day long,  haven't seen too many 2% areas that I want to invest in.  Are you buying wholesale properties?  Good thing about FL is you are getting cash flow and appreciation.

I would start contacting banks directly and see where that leads you. I spoke with a guy the other day and he said that's how he buys millions in REO property
