Do you have cash reserves for your existing properties? Are you going to be able to come up with the down payment for the HML? I agree with the HML to refi route but what if you cant refi for some reason, Are you buying a rehab to rental?

My favorite is all cash, but that can happen in different ways. Others include: HML (10-20%), Homepath (10%), private lenders, portfolio or conventional loans (20-25%).

Based on the responses it seems like we have some people interested in networking and possibly making some deals. You can invite whoever you like, preferably we would like to keep the sales pitch out of the event. I am thinking we can do Happy Hour in or around Baltimore on Friday, August 8th, Saturday August 9th, or Sunday August 10th. I was thinking maybe from 4-7 p.m. depending on what day everyone can make it. A few options I was thinking of just so we can all get familiar with different parts of Baltimore: Thames Street Oyster House (Fells Point), Annabel Lee Tavern (Canton), or Abbey Burger Bistro (Fed Hill).
Let me know what day, time, and which place you would like to have the 1st Happy Hour. I am open to other suggestions as well.

I remember calling Susquehanna bank. I think it's going to be better if I speak to a specific person because the person I was dealing said they were no longer doing residential investment property loans which is weird because multiple people have recommend them. So I believe I am taking to the wrong person. If I can get the financing setup that would be great. I find deals all the time, but the issue is generally loans. Typical investor dilemma!

@Maurice Miller Funny you should mention them, another investor in Baltimore uses them. I also found a local branch in Lakeland and I am trying to refinance a property with them. What have you used them for? Are they a portfolio lender?

@Jay Heinrichs. That would be awesome to avoid having to pay all that tax. I remember reading somewhere where people where able to buy really big SUVS and right them off somehow. The bigger the better I guess it was because the vehicle had to be above a certain Gross vehicle weight I believe.
