@Haider Zaman my apologies for misunderstanding your question. I really wanted to say if the value of the property was 100k offer 95k. I am still learning about buying HUD homes in my area.

You can purchase an umbrella policy for pretty cheap if you are worried about liability. If you are trying to finance via an LLC, that's adds a whole level of complexity to financing that I have been trying to figure out for a while. I called a bank two days ago and they allow current members to buy houses in a LLC but not new members. Apparently they are getting out of that business . I would keep calling multiple small community banks and see what happens, it's a process.

I think there a big difference between a mobile in a park and outside a park. To me when it's in a park it's almost as if there is an HOA or application process where the board has to like you or approve you somehow.

@James Shaw Welcome! How are you managing your rentals down there?  Aren't there any good deals in PA?  I hear it's cheap up there, but I'm guessing you don't get the rents you want or need?   

It would be fun to all meet up and talk about investing in FL remotely and where you see the future of the house market and economic recovery headed down there.  The cheap supply of houses in my area is quickly dwindling.

Are the Multifamily  properties in the area 1 bedroom?  Have you determined the market for one bedrooms there?  What do you expect to be rents to be?  Maybe you convince him with dorm simple cast flow numbers based on the purchae price .
