Congrats, I've always wanted to buy something in person at an auction!  I bought my last house at an online auction it was pretty exhilarating!!! Since you never know if you are going to get it or not . Good job just jumping right in....

@Pawan W. Funny thing is my overall stock portfolio with no dividend earning stock has gone up, but certain stocks went down. That is when I just thinking exclusively about capital appreciation, then I started thinking more about cash flow. My dividend earning stock portfolio has appreciated, probably because the market has been up, but based on what I invested in stocks it appears I am doing better in real estate. I have been investing in the stock market since 1999. Now is an exciting time to invest in the real estate market. My SFR's value went up 50% and I got 32.98% COC return for my first full year of rental income.

@Brian Nalley The best way to get started is network with other like minded individuals at the BWI Meetup or Baltimore REIA. There are some great people there and excellent meetings/seminars. After that just jump right in to Real Estate Investing, it's probably some of the best cash flow you will get in your overall investment portfolio. I prefer buy and hold, if you have any questions, please just ask. We are all here just to help each other out. I know dollar for dollar it's doing better than any of my dividend earning stock or mutual funds.

@Caleb Wang the Baltimore reia meeting I went to recently was only $10 for non-members. It was probably the best spent $10 I have ever spent. The knowledge you obtain from the meeting and just networking provides an excellent ROI in my opinion. I was so convinced of the value I joined the REIA! I have also been to the BWI meetup a couple times and the speakers they bring in are superb @Ned Carey .

@Ned Carey - Do you think there are any worthwhile liens left in Baltimore City?

@Brianna Schmidt - So your lender allowed to use your equity to put a down payment on your portfolio of properties or did you buy those additional properties with cash from your equity?
