The national average is around at $150/sq ft, however, this will obviously vary and depends entirely on the location (CA vs. TX) and what you are putting in the home (carpet vs. wooden floor).

Hello All,

I am seeing a lot of activity in Ocala and interested in buying an REI property, and thus looking for some feedback since I only see very few employers there and have read the articles about FedEx, Chevy, etc.

What are some of the pros and cons of investing in Ocala?

How is the overall market? Do you know what is driving the growth there and does it have legs to continue? How is the rental demand in Ocala?

LA is on the west coast same as their current HQ, i.e., Seattle, so from running a business perspective it makes more sense to have the 2nd one close to east coast.

Yes, Atlanta and RTP are also in the fray. But Georgia will loose because of the way state government is currently treating Delta.

Is $500 after taking into account mortgage payment, property taxes, insurance, HOA, PM fee, vacancy factor, repair & maintenance, CapEx, and utilities (if any)?

Steven Gesis - What you are proposing (foregoing cash flow) may not be practical for many people - assume if someone owns 10 properties and they all are -ve $300 cash flow, i.e., $3000/month out of pocket. How will that person going to manage his/her finances? Yes, some people can ride that no problem, but not everyone.

Just like few of you are saying - I am also of the opinion that high interest rate may have negative impact on the real estate market. It may make even more difficult for the first time home buyers to buy a home, investors to add a property to their portfolio and turnkey providers to sell a cash flow positive properties.
