@Account Closed I found a property manager that has a big company managing many many rentals for people. Do you suggest going with someone like that or finding someone a little smaller that can pay more attention to yours specifically?

Something I saw someone else comment on a post about hard money lenders is that she found a HML online that approved her for a loan. I don't remember what the website was but you could look! I wonder if their rates would be very good...

@Jon K. Okay so it's not something that goes through an agency or anything? It could be as simple as like a bill of sale when your selling your car on craigslist? How many hard money lenders did you go through before finding a private money lender? Did you keep the hard money line of credit open and do numerous houses with it or just one?

@Dennis Wayne haha I still need my husband to research and feel comfortable too but he works 70 hours a week and has to work from home so it could probably be a while. He really trusts me though and knows I'm not exactly the riskiest person so I'm not going to do anything I'm not confident in!! Honestly his job is the reason I want to find another way to make more today cash and not just have these rentals as a investment for college funds for the kids. I think it would be wonderful for him to work part time? haha is that too ambitious?

@Jeff White That sounds exactly like me! I'm on here 2, 3 sometimes 4 times a day reading posts, making posts, reading comments, reading blogs and also reading their book during my kids' nap times and after bedtime. I'm OBSESSED! Starting to get a little fried from everything too though. Thank you for answering! I think eventually I'm just going to have to pull the trigger and trust my so-far knowledge and learn as I go. I think I have a good gut instinct that will hopefully guide me when I don't know something and I hope my personality will lead me to a good team. 

@Ken Nyczaj Did that work?? Writing notes? Is that kind of like wholesaling? I haven't read into what wholesaling is yet...

@Kevin Hunter Can you purchase a rental property with a conventional loan without an LLC? How would you suggest organizing the finances?

It was just a couple of days ago I got this wild idea to invest in real estate. The thought originated as something my husband and I could invest in as a kind of self-paying college fund for our kids! So I'm halfway through the "How to Invest" book, 2 podcasts listened and learned and I'm curious... What was the length of time from hearing about real estate investments to taking action? And by taking action I mean finding your team, proposing a deal to a lender, etc. The more details the better!!

@Jon K. @Daniel Dietz Where did you guys find the contract that you used? Also, are you guys realtors?

I've found this helpful for me as well @Ramsey Persing thanks for asking!! I'm a little curious how the refinancing works for the BRRRR. Do you just find any bank and ask them for a loan of hopefully 75% of what your ARV is? And since they're now buying it from your private lender you have them pay off them and now the mortgage is in your name? I apologize if I'm way off, I'm only a couple days into researching!

Hello! I just got the book "How to Invest" and am about halfway through it. I plan to get the "How to Invest with no money down" book when I've finished this one but I'm just curious if anyone's willing to share how they found their private investor(s) and anything positive or negative they learned in the process!

Thank you!! I'm on here everyday and listening to the podcasts and reading their book every chance I can. I skipped the finance section of the "How to Invest" book and am reading the types of investments portion first because it said earlier in the book that whatever type of investment you do will kind of determine what you do. BUT the little I did read in the beginning about LLC's... I'm a little wary to not have one! I need more information but right now I definitely don't want my family on the line for some bad deal.
