Im going to be targeting throughout the suburban Philadelphia area in Montgomery and Chester counties so there is a number of older homes. I will post how the next few days pan out with the old list, and what the second campaign brings in.

Planning on sending my second campaign out in about a week so to another list. So we will see how letter one works.
@Michael Quarles Do you feel absentee owners with 60%+ equity a good target to stick to. Planning on going another 750-1000.

@Michael Quarles Do you think that at least some have reached the houses yet. Also would those changes make the difference between no calls at all, and something.

I had a few questions about yellow letter campaigns that I have been having trouble finding answers to on here about yellow letter campaigns.
I have sent out my first full direct marketing campaign through yellowletters.com. It has been a run of 1200 yellow letters spaced out 400 per week with the last 400 going out two days ago. So far from the first 800 letters I havent had one any phone calls as of yet. I am targeting absentee owners with equity of 60%+. It has me wondering if this is normal to have to wait for a few weeks for calls or if I should consider the first two drops a bust and hope better on the third.
At this rate I feel that postcards will be a more value conscious choice considering my rates so far. I am planning on contacting all of the 1200 again via postcard in a month, while hitting another list with yellowletters at the same time.
Anyway how long does it usually take to hear back from a mailing campaign. I have been targeting the suburbs of philadelphia if there is anyone also in the area. Mainly montgomery county.

im in the same boat. Just sent out my first mailer last week of 1200 spaced out 400 per week. Still nervous about how the first call is going to go. But at least the hard part of compiling a list and sending out mailers is done. They had a good seminar on how to handle calls at the gpreia last nite.
Anyway im looking to purchase a few properties also. If anything comes through your way let me know and i will do the same. Pm your info.

@Doug McLeod Thanks for the words of encouragement
@Jake Thompson I know what you mean by having your time stretched thin while trying to make a transition into real estate investing but keep up the learning and it will all fall into place.
@Paul Timmins Thats good to hear. Keep up the learning. If you do ever make it to PA give me a shout. Its always a pleasure to work with fellow BP members.

I know I am fairly new to BP and real estate investing as a whole. I have just sent my first 400 yellow letters out on Friday, with another 400 to go out this Wednesday, and another 300 to go out next Monday so I believe that makes me far from a pro. But is it just me or does it seem that the majority of new people who come to the site revved up after a seminar end up disappearing after only a few weeks. I know that, that is the course I have with things so I decided to start my first campaign, form my llc., and keep learning while waiting for the letters to hit the mailboxes.
I still don't have a success story to post just yet. But I feel that I'm on my way, and that every other newbie needs to stay motivated when all the information seems to become too overwhelming. You will never know what you can accomplish if you never try.
