Getting the search tool to be more precise. For instance it will not let you search for "This is what I want". Even in quotes it still return results that contrain any one of those words so it brings back a bunch of results that I don't need.

Hello I came across a CoC formula and was wondering if anyone in the community could answer this question. The formula is:

CoC=(NOI - Debt Service - Cap X)/(Acquisition Cost)

What is the Cap X? There is the monthly amount that you have to put away every month towards future Capital project like roofing etc, then there is the amount of money that is needed for the capital improvement that will be made to the multifamily property immediately after closing prior to raising rent (typically we include this as part of our capital raise). Trying to figure out which is being referred to in this formula.

Does this even apply when a tenant is on a month to month?  I would think that you can just serve notice that you want your house back.  Thoughts?

I was in the same situation a week ago and was successfully.  Showed up to the house with the sheriff and tenant paid in full to not be put on the street.

Everyone just to clarify.  I am not and do not intend to use their application process.  I am only considering using them for ACH rent collections and pdf lease signing only (my own lease).  @Bjorn Ahlblad I apologize if that was not clear.

I am starting to look into electronic rent collections and lease signing systems for after the country open back up.  I noticed that Zillow is offering an all in one solution (both document signing and ACH payments) totally free to both me and the tenant.  Is this really what they say it is?  Is anyone else using Zillow for either rent collections or lease signings and if so what has been your experience?  I am thinking there must be a catch since just about every other site I look at charge for these services (especially the rent collection one).  It appears there are not many sites out there that offer both under one roof.
