I have been seeing in a number of written articles where a number of investors are looking at applicant's facebook page before deciding to rent to them.  It is an interesting concept that I did not consider previously.  How are people doing this?  There are multiple occurrences of a person's name on facebook in the same City.

That is an important fact. On the surface looks good. Likes like even if two units go empty the numbers cover most. My number are coming up with a little over $400/door in net profit. Is it listed? Will he do owner financing. Has he every tried to listed it previously. What did buy it for. All irrelevant given the NOI I think but why so low. I did not reference my underwriting chart to see what you may be missing from your monthly cost. Maybe others can chime in. It is late and I'm going to be now.

Are you double counting the insurance and taxes by accident? PITI means that taxes and insurance in wrapped up in the monthly payment? Is it included in the PITI or not?

Also what is the class and cap rate for this?

Interesting.  $150M+ in holdings and no response.  Come one people....  Surely someone on this site has invested with them as  LP.
