I am trying to improve on my process of renting properties. I have already picked up a few pointers on this site that I had not thought of previously.
As a landlord or property manager, after someone view your property, they say their are interested and you give them an application do you ever follow up? I say this in the context of the fact that when someone comes to look at your property most people never walks around with proof of income in their possession (as an example) so they don't have everything needed to submit a complete application. This typically translates into people submitting a partial application to get the process started or nothing at all until they have everything. Either way, as part of your process do you ever do a follow up call (or email/text) to people that fall into one of these groups or do never follow up and focus on setting up showings and processing complete application packages?

Calling all turnkey investors (not sellers). If you invest in turnkey real estate I would like to hear from you (especially if you invest in the KC market). If this is you please respond with the following:
1. If you went through the process evaluating markets across the US what one or two states did you settle on to invest in turnkey real estate and why?
2. What turnkey companies or groups have you purchased through and what did you like the most about your experience working with each of them? With this response I would appreciate it if you include the web link for the company so I don't have to search for it and state what market did you invest in with that company.
3. What ROI are you getting in your market (I am referring to ROI on your portion of the cash invested)?
4. What has been the hardest lesson you have had through your experience so far (for those of you that have done a few of these already)?
5. Are you doing this as an out of state investor or are you doing this in your local market (so I have can context)?
6. If you have done your own buy and hold real estate in the past as well in your local market what have you found to be the downside of buying turnkey real estate when compared to your experience doing buy and hold besides lower ROI. By buy and hold I mean you purchased it and fixed it up (hired contractor or did yourself) for the purpose to holding as a rental.

I have seen comments made a number of times along the lines of "I always cross reference and verify landlord name and phone number with the that of the owner of the property". How exactly are people doing this? If you want to put a cherry on top make your response specific to PA where I have most of my properties.

I received from all expected except one and some paid a few days early. They one that did not pay yet has a plan to pay next Monday.

The longer I loose what @Daniel Smyth, I am getting automatic deposits every month.
I dare anyone on this site to tell me it makes sense to take an action that will take me 24 months (based on actual math at a $50/mo increase) to recoup the cost of such action. Anyone...

Exactly @Terrell Hill and that is exactly what the math told me. We are looking at a measly $50/mo increase at best on a house that is all cash flow (no debt). Plus market rent in this area has been essentially flat for years. I am in a good place.
