Drain all water supply lines. Disconnect dishwasher and refrigerator ice maker lines and drain. Shut off main water supply valve. Pour Pink RV antifreeze in all toliets, drains, sinks, washers; dishwashers; tubs etc. Leave and isolate with shut off valves the hot water heater on low (vacation mode) or drain and shut off. You don't need to do anything with the furnace other than if you still feel very uncomfortable or worried about freezing; leave it on and put the thermostat low around 40 - 45 F. It will not be that much money for peace of mind if that's what you need in addition to the other items mentioned above.

EPA says you need to check for lead. If present there are a number of things you need to do first if you do it yourself. Research and test the area for presence. A contractor needs to be certified if you use one if there is lead. Touchy subject but do it right.

Big outlet stores for new using coupons. Craigslist for used machines; making sure you test it at the sellers place first to make sure it works properly.

I love big ozone machines as long as the place is unoccupied. You have to work hard to remove all the sources first (rip up carpets etc.) and I find the ozone can help finish off and do the final touches.

It could be a number of things but hard to say without looking at it. The best thing you can do at this point is to balance the registers/duct to force more air in the cold room and less air in the hot room. I am assuming this is not a different floor issue meaning the hot room is upstairs (Heat rises) and the cold room is downstairs. The room farthest away from the furnace always has the least amount of air going to it.  A duct grill booster fan can also be used to force more air to the room you want.

Replace the glass either doing it yourself or call a glass/mirror repair guy. Replacement of the whole window will be expensive.

Rob;

To answer some of your questions:

1) Keep looking and searching. You should be able to find one. Also I would get a lawyer to get a solid lease. Downloading forms is risky. At a minimum use the NJ Realtor Lease agreeement.

2) NJ Truth is Lending is a good start. Other than that use the BP Forums to enhance your lease and how you perform as a Landlord

3) I do 2 leases. They sign both and send back to me. Then I send both and send and scan 1 copy back to them

4) I like to do both the Deposit and Lease the same time if at all possible. The Lease becomes void if the deposit check and first month's rent bounces

5) Yes; meet with a lawyer. They can help get the lease correct so they can defend it if you ever need it.

6) I don't use clauses for profitability. Lost keys is standard stuff that you always charge for.
