Foreclosures that are pending can be found on the county website. Short sales you need to look around on your own and find a realtor who is also looking at these. Not many do. Nothing in this business is where someone just hands you something. You have to work it or network with others who will send it to you.

Depends on your credit history and a number of other factors. Shop around so you know if you have a good deal.

Yes; renting during the holidays is a challenge. I always make my leases so they don't end during the holiday period so they could be odd month leases. Say a 14 month lease. November/December is dead so plan on it. Good Luck !

Try the tax records. That will list the owner and their address of where the tax bill gets sent to just in case its different from the property address. Not sure if this is Ocean county where this home is but here is their link you can try. Other counties have the same thing.

If you have access to a realtor or the MLS they can search it to see what happened to it after it was listed. (Sold; etc.)

 What are you waiting for ? Go see them for a final negotiation, use your best negotiation techniques to get them down as best you can and get this deal done at the best price before this deal slips away from you and someone else grabs it. No analysis paralysis allowed. Then you can move on to your next deal. Good Luck !

I am closing on a multi next week and I want to exercise the insurance market on pricing for insurance. I have State Farm on some of my properties now but their pricing seems high. I am looking for recommendations from fellow BP's that have worked with insurance agents that serve the NJ market for investors with success. I am looking for someone who can do multiple properties; offer a hefty umbrella across numerous properties; and also do Builders Risk vacant home when I rehab. An independent may be the way to go versus the name brand firms but not sure. Any NJ recommendations ??
