Most do that backwards and lose credibility when they can't close a deal. Join a local real estate investor group and go to meetups in your area to build that list.

So I only need the attorney to explain the contract to me? Not rewrite it? I'm currently working on my buyer's list now. And I have joined my local REI facebook group and attended my first meetup (it was online due to the coronavirus) yesterday. :)

Yes.  I contacted my family attorney and explained what I was doing.  Their firm does a lot of commercial real estate work, but he had little to no understanding of what I was talking about.  He's great, but he's not the guy for me for this business.  I've been working with a title company, but should probably still find a good attorney who understands this and just setup a relationship with him.

Lol that's unfortunate. But ok sounds good. Thanks so much

@Barry Pekin

I found a few last night and I will be reaching out to a lawyer soon. Should I just explain to the lawyer what I'm trying to accomplish and go from there?

@Lydia T.

Hey Lydia,

Would the assignment of contract and the purchase contract be the only contracts that you need?

Aspiring Wholesaler Here!

I'm continuing to read the blogs and forums here in BP about wholesaling. The dos and don'ts. Why you should and why you shouldn't

Etc. A bit of information overload on my own part. My question is about contracts. I read a blog about the out clause and the things you should have in your contract. I also have the Rich Dad contracts from The Rich Dad Poor Dad course. I'm wondering if I can pick one of those and adjust it to fit wholesaling. (If someone has done this please message me asap!!) So is the norm to create your contract by yourself and seek an attorney's advice or guidance or do you just have an attorney create the contract template for you that you can use time and time again?

@Sean Hill

Wow how long have you been doing this? You sound like you really know you stuff and it's a lot I still need to learn.

I just got a tool to help with "the numbers " but I'm still trying to figure out how to have a good contract in place so nothing falls through or is missing on the legal end.

Also do I really need to put my own money in to make the deal stick?
