I think I found a couple yesterday.

A house was previously on the lot so I'm not sure if the utilities are still there.

Hello fellow wholesalers! I'm pretty sure everyone has heard the saying "there is nothing new under the sun!" I'm looking for more information on wholesaling a residential lot. I came across one in a neighborhood yesterday and it's for sale by owner. I want to wholesale it. What due diligence would I need to perform? Is it the same as if I would to wholesale a house (look for ARV, estimate new construction for home) or is it totally different? What would the buyer want to know?

Hey Tony! I called around to local banks in my town and 2 told me that they would do the 100% financing but only for primary residences. Did you run into this? Were your banks actually doing it for investment properties as well?

How much do you pay your family friend contractor? Do you pay him at the time of inspection or after flip?

Hey guys! I just have a few questions about inspecting or doing the initial walk through of a potential fix and flip or distressed property. 

Question #1

What do you normally wear when you go to inspect the house? Gloves, boots, head gear, etc. Some conditions may be pretty bad versus your normal house that may need only a few repairs. Not to mention bed bugs or other critters that the home owner may have. So what do you wear or bring for protection?  

Question #2

How long do your inspections normally last? I really want to hear from my newer people on this one. Do you get any rif raft from the owner from taking an extended amount of time to look around? 

Question #3

What is in your inspection kit? I know that you may want to carry a flash light, outlet tester, something to take pictures with and something to take notes on. I was thinking of bringing a tablet for notes and to manage an inspection checklist on so that I don't have to fumble around with paper or have limited space for notes. What do you use?
