As a landlord, what is your policy regarding AC filter replacement? I know some people have their handyman do it, some rely on tenants.

Personally I ask my tenants to replace theirs monthly and I provide the filter. Obviously that doesn’t always get done.

Recently I saw some filters on Amazon that trap viruses. They were a little more expensive but I sent them to my tenants anyway. I figured this would be a win-win. It’s a small step I can take to add safety and comfort for the tenant, they feel good about me as a landlord, and they’ll actually want to change the filter knowing it traps viruses. I thought it was a great idea so I figured I’d share on the forum.

@AJ Felix, I agree with both of the other posts. I would encourage you to attend one of Brandon Turner's webinars. He shows you how to analyze a deal and what expenses you need to be accounting for. Ironically, there in one tonight on how to buy small multifamily properties. Click the "attend webinar" button and even if you can't attend you will have access to the replay until Friday night.

Do the same limits apply to refinancing? I have a deal right now that is for sale for $25k with an ARV of $60k. Would I be able to BRRRR that property? I would want to refinance $45k.

@Erich Henson This is a very interesting post. Sounds like there are good arguments on both sides. I'm curious to hear what you are going to do. Let us know how this plays out. 

Personally, I think I agree with @Jeremy VanDelinder, @Matthew Olszak, and @Brian R. I think I would probably call the board-up company, explain the situation and ask for a discount. Never hurts to ask and then just pay it and be done with it. Legal fees and mechanics liens and the like can get pretty expensive pretty quickly. Not to mention the time you waste worrying about all of it.
