@Jason Woodhouse Are clover residents commuting to Charlotte?  Or is it too much of a haul?  Whats the market like in terms of jobs?  Where are people working?  Any decent multifamily properties (non-section 8)?

Thanks @Brian Burke!  After hearing your and Brian Adams responses I think I my start with a more personalized approach; @John Cohen I think the follow up with a cold call is a great way to reach out and build that relationship!

Thanks @John Cohen! I love the hand written look, don't know if I can personally pull it off though, I have terrible handwriting.  Thinking of outsourcing some of the printing and starting off doing the stuffing myself, at least in the beginning that is...

I love the call to action!  One of my tech buddies who is doing a landing page suggested I do the same thing with a free valuation!  Did you do a landing page?  I thought that could help out the response rate?  Am I overthinking?

Syndicators and other Big Dogs in Real Estate,

Im geared up for 2016, got a killer list of Apartment buildings in 10 different MSA's all along southeast and ready for a direct mail rollout in January; however I'm a little hung up on what should be in the content of my marketing piece?  Envelop color?  Cute stamp or professional?  Corporate letterhead on fancy paper or standard yellow letter and chicken scratch?

I have done my fair share of direct mailers and they work!  However I have never done one for multifamily (the asset class I jumped to this year), many of these mailers will be going to law offices, and very wealthy owners and I am hesitant to send them a pink envelop with a cute stamp and a chicken scratch yellow letter inside....

Does anyone have experience in marketing to larger multifamily owners?  Anyone willing to share some secrets?

@Marcia Maynard is right, It depends on the deal and the lender.  In my experience smaller local lenders will bend the rules a little, so you may be able to use the income on the application as long as its verified.  However, in a general sense, the only time income is factored in is if the property is a "commercial" property, in which case you would receive a commercial type loan....

@Cody Gray , @Kody Broussard has some solid advice!  I would reach out to him if your in AL.

Also, best thing you can do right now is find deals.  Ask investors what they are looking for, then find it!  I know theres more to it then that, but finding deals is a problem for even the best of REIs.

@Jeff Greenberg Great advice on bullet point #3. b.

Syndication is a great way to get started, you can make great money, learn the in's and out's of larger deals, and cultivate 1st class relationships in the process.  

It sounds like you want to be hands on, but you have a full time gig in place.  Syndication isn't something that will take up too much of your time starting out, and there are plenty of people out there who will take the time to mentor you free of charge and let you in on deals.  This is a relationship business above all else.
