similar story here. Following your post to poach off of recommendations you get haha.
To other readers- when did you make the jump from trying to figure out taxes etc all on your own to a professional? I have to make the overall cost ( and I know that there are risks and costs associated with not having it professionally done) jive with my cash flow and profitability, and many of the people I have spoken with are costly when viewed through that lens.

I'm trying a timely completion bonus- wherein completion by a certain date pays the GC a bonus, with the flipside being that each day after, a deduction equal to each days' holding costs will come out of the final payment.
Not my idea of course, got it from David Green's BRRRR book.

but...
Is appreciation also an upside along with low interest rates? If appreciation outpaces inflation, are you protecting your dollars?

Covid throws extra question marks into everything, but we have been lucky with our duplex and signed new leases in the fall a couple of times. I'd say chances are better in Austin than elsewhere. Also, the normal summer patterns are disrupted anyway- people wanting to get settled somewhere before school starts- well, what does that even look like this year? Maybe after the rehab you could offer a short term lease at one price, or a longer term to better favor you on the calendar?
