@Shawn C I'm with you about not wanting to come off as predatory. This would be about just a couple of minutes in front of people where you are saying: " I might be able to help, if you want to talk more, I'm available."

Well Bryan, thanks for re-summarizing and repeating my post. My question was- how could I, as a potential investor/ partner, help the kid who is wanting to house hack but is finding that duplex to be out of reach? What would a good deal or partnership look like?

My wife and I were fortunate enough to get a good deal on a duplex before "hacking" became the term. Here in Austin, that has become a harder target for people just getting started. The mortgage payment for a newbie on an FHA loan would be too high to expect the tenant side to cover, and it's probably going to be a while before any cash flow is realized.
Trying to pick some experienced investor brains here: What would a good deal look like for an investor who wanted to provide some passive help to the hacker/ landlord in training? And what would that deal look like for the hacker?

My wife and I purchased and "hacked" our South Austin duplex long before we heard the term. When we were ready, we thought, to move into a larger duplex, we found ourselves priced out of our own neighborhood. We opted for a new build single family a bit farther east. Are definitely enjoying the cash flow from the duplex now, but buying another at current prices is challenging. If we were starting today, that FHA down payment we started with in '12 would be much much higher.
