Hey @Eddie Bynum  Welcome. You are going to find BP to be an awesome site. There is some much to learn and it is the first time that I've been on a resource like this where the help is so freely given!

Listening to the podcasts, reading the blogs, using the search functions to find topics or answers to things you may be interested in, getting plugged in by posting and answering questions are all activities that gets you off on the right foot.

Even saying "Hi" and "Welcome" to new folks introducing themselves are all good things to start getting you involved. It will all go a long way in you becoming a name and a face that folks will become acustomed to seeing. Be sure to check the network for people that are in your area, this way you can begin to build connections with others who have location in common with you. Who knows, maybe you get together and your business and theirs complement each other.

The Ultimate Beginner's Guide to Real Estate Investing is also a great resource and recommended reading if you haven't already.

Welcome to BP and great job on your first investment property.

Some have already mentioned it but you do have to be careful. You want to find the ugliest one on the block and make it better. But better cannot be greater than what the neighborhood/area commands. Just like it is with selling where the house just sits because it was priced too high or someone comes in and over rehabs their property beyond what the market for the area dictates, thinking they will be able to recoup their money, you can do the same with a rental. It's good to make it nice, but making it way more than what others are going for in the area could mean you over pricing your rental and then causing it to be overlooked for another that is reasonable. Especially if there are others to choose from. If you have the ability to, it may be good to have a look at what some of your competition looks like then go a little above them.

When things go wrong, something breaks, your renters don't treat your nice upgrades with care and attention. What will it cost in repairs?

You have to look at your market and work the numbers. That will tell you what you should do. Rental shape is absolutely different from resale shape.
