With your plan to buy an owner-occupied rental, you can get into a property for 3-5% down with certain FHA/Conventional loans out there. Hopefully that's do-able for you. If you haven't already, start nurturing your credit score as it will make a big difference in your ability to get financing!

Welcome to BiggerPockets @Brentree Bearden , thanks so much for introducing yourself to the community! Have you considered lumping your two goals (home & duplex/tri) into one purchase? You can buy a triplex to live in and rent out the other units! Just food for thought.

I think it would be great for you to check out the BiggerPockets Podcasts if you haven't already. You'll get a lot of advice you won't find in books, from people that are doing it.

  • Rentometer is a good place to look. 
  • Real-time Craigs List ads will give you a real pulse on what is going on that market as well.  
  • You can always contact a local property manager. They "might" be generous in their estimation to try and earn your business (regardless if this is right or not).
  • You can also network with other investors here on BP that invest in that particular area and get some opinions as well.

Moved this thread to the proper sub-forum. Hopefully it gets more visibility here. 

I like to let my accountant handle all that otherwise I'd have a head full of gray hairs. It keeps things simple for me and I can focus on investing. You definitely don't want to make any mistakes on those docs! He might be able to chime in,@Steven Hamilton II
